A Boom For The Costa Del Sol Could Be 10 Years Away

Although there have been some welcome signs of positivity within the Costa Del Sol property market, the halycon years experienced in the late 90´s and early 2000´s will not be seen again for a very long time, possibly not for over 10 years.

The European Union and its financial status looks more precarious by the day and the latest austerity bill, passed today shows that the Spanish Government is listening to pundits who think that Spain could suffer a fate similar to Greece, only on a far greater scale.

Big paycuts for workers and the strike action that will ensue, will certainly not help the domestic property market. Couple this will the large oversupply of homes and difficulty people will have getting finance and the news on the whole still isn´t fantastic. There are several issues with the international holiday home buyer, too.

Much of the boom could be attributed to the property speculator who used additional equity in their main residence to fuel their purchases. Many people now find themselves in negative equity and the banks risk tolerence has changed completely.

Should the international buyer have sufficient deposits to make a purchase here in Spain, mortgages are far more difficult to come by, again another factor impeding full recovery. Many developers within the are have lots of unsold stock and over the next 6 months, the level will increase as projects are finished.

The days of the "off-plan" property buyer have long gone, partly due to a lack of trust because of the previous years of corruption and bad publicity by the English press.

The property that is selling is the best of breed for each specific property class, as many buyers are now aware that vendors have to be realistic in their pricing levels if they want a sale. How Will Oversupply Impact The Costa Del Sol Property Market

The Spanish Ministry of Housing announced a 12% increase in the number of unsold homes in 2009. There is no surprise there as we all know that many of the newer, less well placed developments were hugely under-subscribed.

The total number stood at 688,044 in 2009 and will obviously increase substantially as more construction sites near completion, taking unsold stock levels to over 1,000,000 homes. The interesting point here is that there is a massive dis-parity in where these unsold properties are geographically located, with 61% of the languishing properties in coastal areas.

A spokesperson from the Ministry of Housing mentioned that the rates of these homes being sold will be severely disproportionate, given that the majority of the glut needs foreign holiday home buyers as opposed to domestic purchasers. How will this impact the Costa Del Sol property market?

Well, obviously the news isn´t positive, as such dramatic oversupply will adversely impact prices within certain localised areas and will drive asking prices close to the completed empty developments down.

It is worth mentioning that the increased number of unsold homes is markedly less than in the previous years, with figures going up by as much as 40% in some years. In order to avoid the implications that the above may present, I do think that choosing a more established area will help safeguard against decreases in price.

Conversely if you are looking for a cheap holiday home and don´t neccessarily care too much about being in a prime or mature location, you will have really heavy bargaining power, as developers get more and more desparate to unload stock.

Tinsa Figures Show Spanish Property Prices Are Stabilising - Could This By True

Tinsa have released figures year on year from April to April showing a 4.6% decline in Spanish property prices. If you look at statistics on a month to month basis, they are even showing a minimal increase in prices. When you examine the trend and if the figures are a true reflection on reality, the market has stabilsed and will even show growth by close of the year.

I do have concerns about the accuracy of the figures produced by Tinsa, because they are aggregated from bank valuations rather than closed property deal figures. For me Spanish banks have a particularly poor history when it comes to valuing houses and for my money, many of the bad loans the banks are tackling at the moment are as a direct result of ridiculous valuations.

I have been present on many occasions when valuers have been in houses and their process is weak at best. In fact one of the valuers asked me, an estate agent, what I thought the property was worth and actually gave that figure to their lending department. Not particularly scientific!

When buying a Costa Del Sol property you certainly need to get your information from as many sources as possible, using figures like that produced by Tinsa as a rough guide, rather than taking them literally. These figures are now showing coastal property to have an average price of €2,033 per M2, back during the boom time they were as high as €2590 per M2.

The other positive indicator, specifcally for the Marbella area is the number of transactions recorded in the first quarter, as mentioned in one of my previous posts. Don´t get me wrong, I am delighted to see some positive data emerging from Spain. I do think that some of the official data can be taken with a pinch of salt and we need to have a number of these type of reports over another 6 months to gauge whether or not this is a true reflection on what is really going on in the marketplace.
