The cost of buying La Zagaleta property is the same as you would expect to pay for any apartment or villa within Spain. Total buying costs tend to be around 11% if you are buying without bank finance and approximately 13% if you are buying with a mortgage. The fees generally stack up like this - 7% IVA if its a brand new house or 7% transfer tax if its a resale. This is unavoidable and is the single most expensive cost when purchasing your property. Be aware that if you are buying land, if it isn´t owned in an offshore structure, you will pay 16% IVA.The other fees are attributed to lawyers, 1-1.5%, notary fees, land registery and mortgage set up costs.

Your ongoing yearly fees for ownership in La Zagaleta will be for the security and maintainence of roads etc. Should you wish to use the Golf and Country Club membership, there are the associated La Zagaleta Country Club membership fees. For your legal fees it may well be worth negotiating hard for a fixed fee with your chosen lawyer given that property prices start at €3,200,000 in the estate. That would be quite a substantial legal cost should you be paying 1.5%!

There has recently been a new project revealed within the La Zagaleta development, modestly titled La Roca Del Rey, which translated means The Kings Rock, alluding to the hilltop position this property will occupy. The total size of the plot is 18,000m2 and it has an elevated position within Sector C of the estate. There is currently a house standing on this plot, completed in 2000, that would really need a renovation to do its location justice. The new project, however will produce a ten bedroom house with an internal space of over 4400m2, including a spa, home cinema, piano and Champagne bar. There will also be two swimming pools both inside and outside, the external one will be an infinity pool with exceptional views of the sea and even to the Atlas Mountain range in Africa.

The La Zagaleta estate is the Benahavis region of the Costa Del Sol in Spain is not only one of the most exclusive addresses in Europe, it also has an amazing country club.

There are two world championship golf courses available for owners to enjoy, the latest of which, Los Barrancos was completed in 2007 at a cost of €20,000,000. This course was extremely difficult to realize because of the rugged Andalucian terrain and some 2 million cubic tonnes of earth had to be moved.

The only way you can be a member of the golf course and country club is by either owning land and purchasing a property with the estate. You will then have tp pay a one off joining fee of €120,000, is worth knowing that this is non transferable as is not regarded as a golf share.

There are then €8000 per year fees for using the golf courses and country club facilities, stable useage is not included. Should other members of your family wish to join, there is a €9000 fee for them to join and the €8000 yearly cost for each additional member. Some of the amenities in addition to golf include, clay pigeon shooting, fishing and tennis.

You also have 5100m2 club house that has a disco, restaurant and a couple of bars. There is also a swimming pool area and billiard room, plus a bowling alley. The security in the estate is amongst the best of its kind anywhere in Europe and is probably one of the main factors behind the estates massive success within its marketplace. You will have to take into consideration a yearly payment for security and general up keep of the estate and its roads. The amount levied will depend on the size of your property and plot.
